A property title search looks at public documents on the property to determine who the legal owner is. If liens or claims exist on the property that might impede acquisition, the title search should identify them. If a title search is neglected or fails, issues like unpaid property taxes, invoices from home upgrades, and homeowner’s association may become the new owner’s responsibility.

An abstractor is an individual who does the title search. To develop an abstract of the title, the abstractor gathers all essential information and required documents concerning the property that they can discover. The abstract of the title will contain a chronology of all relevant documents and transactions about the real estate lot in the issue. The abstract might include the current and any easements, past property surveys, wills, litigation involving the property may also all be included.
