A title agency is a company that assists in ensuring that a property can be sold legally. Sometimes, the people who profess to own a piece of property, such as a piece of land, may not actually have the legal ownership rights, or the right to dispose of the property. Title agencies exist to make sure that the buyer is protected in the event of such situations. A title agency assures the buyer and seller involved in a real estate contract of a stress-free, legal sale.
Title agencies carry out their functions by carrying out title searches. They have sophisticated real estate search departments that review real estate-related public records. Afterward, they disclose their findings to all the parties involved in a real estate contract. Normally, title agencies disclose these findings in the form of a commitment for title insurance or a preliminary findings report.
